“Menadzer stan” liabilities in brokering the sale of real estate are:
- reviewing the property and concluding a Brokerage Agreement with the Principal (Client, Seller) in writing;
- explaining all legal obligations to the seller when selling real estate;
- proposing advertising and sales of real estate strategy;
- seeks to find and link Seller with the most appropriate byer in order to conclude a legal transaction and gives objective opinion about the price of Seller’s real estate property;
- inspecting the documentation for proving the right of ownership or other real rights on real estate whose trade is subject to intervention; and alerting the Seller to the defects, if any;
- doing all the necessary actions in order to present the real estate to the market;
- on the agreed way and at the agreed time performs immediate presentation of real estate to the interested parties (real estate tour for potential byer);
- maintaining the confidentiality of personal data of the Client;
- informing the Client about all circumstances relevant to him;
- mediating in negotiations and trying to reach the conclusion of the Agreement;
- providing expert legal assistance (lawyers) related to the preparation of agreements, contracts and other necessary documentation;
- attending the conclusion of the contract of real estate sale;
- assisting in opening a bank account and assisting with technical issues related to money transactions;
- attending the handover of real estate and creating of Record on the real estate handover;
- keeping records of mediation.
“Menadzer stan” liabilities in brokering the buying of real estate are:
- concluding a Brokerage Agreement with the Principal (Client, Byer) in writing;
- providing real estate properties presentation;
- seeks to find the most appropriate property and link it with Byer in order to conclude a legal transaction;
- giving objective opinion to the Byer about the price real estate property in question;
- inspecting the documentation for proving the right of ownership or other real rights on real estate whose trade is subject to intervention;
- maintaining the confidentiality of personal data of the Client;
- informing the Client about all circumstances relevant to him;
- advising the Customer related to the selected real estate;
- advising related to the construction, adaptation and reconstruction of the property;
- mediating in negotiations and trying to reach the conclusion of the Agreement;
- providing expert legal assistance (lawyers) related to the preparation of agreements, contracts and other necessary documentation;
- attending the conclusion of the contract of real estate sale;
- assisting in the technical issues related to the transactions;
- attending the handover of real estate and creating of Record on the real estate handover;
- assisting the Byer related to registration of the property in the competent cadastre, utilities contract transfer, transfer rights for electricity, telephone services, property tax and tax on transfer of absolute rights;
- keeping records of mediation.
